Requests for "green" or "eco-friendly" cleaning products have become common in the Long Lake and western Twin Cities office market. The request is reasonable — cleaning products used in a shared-air environment affect the people who work in it — but the language around green cleaning is imprecise enough to be worth unpacking before you specify it in a scope.
Why Product Choice Matters in Shared Office Air
An office building's HVAC system circulates air through a space multiple times per day. Volatile organic compounds (VOCs) released by cleaning products — including some products marketed as "green" — stay in circulation after the cleaning crew leaves. In a well-sealed, energy-efficient building of the type common in the western Twin Cities suburbs, that circulation can continue for hours.
The practical concern is not acute toxicity from cleaning products used as directed. It is the accumulated effect of repeated low-level exposure on people who spend eight hours a day in the building. Fragrance compounds, which are present in many conventional cleaning products and in some "natural" alternatives, are among the more common triggers for headaches and respiratory irritation in office environments.
What "Green" Actually Means on a Product Label
There is no single regulated standard for "green" cleaning products in the commercial sector. The most substantive third-party certification programs include:
- Green Seal (GS-37): Covers commercial cleaning products. Evaluates ingredient toxicity, biodegradability, and packaging.
- EPA Safer Choice: The EPA program that evaluates chemical ingredients against safety criteria. Products with the Safer Choice label have met ingredient-level standards, not just marketing claims.
- UL ECOLOGO: A Canadian-origin certification used in North American commercial cleaning that covers similar criteria to Green Seal.
A product that is "plant-based," "natural," or "biodegradable" without one of these certifications has not been evaluated against a standard. Those claims are marketing language.
The Disinfectant Complication
Effective disinfection — genuinely reducing pathogen load on restroom surfaces and high-touch areas — requires an EPA-registered disinfectant. Most EPA-registered disinfectants are not "green" by the criteria above. The active ingredients that kill pathogens are, by definition, biocidal — their toxicity to microorganisms is the point.
The practical resolution is to use certified green products for general cleaning and surface maintenance, and to use EPA-registered disinfectants specifically in restrooms and for high-touch surface disinfection. That separates the two functions and applies the appropriate tool to each. Most professional cleaning operations already work this way, though they may not describe it in those terms.
Fragrance-Free as a Starting Point
For most office environments, the most practical first step in reducing product impact on air quality is specifying fragrance-free products. Fragrance formulas are proprietary — manufacturers are not required to disclose their ingredients — which means fragrance is among the least transparent elements of a cleaning product. Fragrance-free products remove that variable.
Fragrance-free is not the same as unscented. "Unscented" often means a masking fragrance has been added to cover the product's base smell. "Fragrance-free" means no fragrance compounds were added at all.
How to Specify This in a Cleaning Scope
If you want to specify product criteria in your cleaning scope, the most actionable language is:
- General cleaning products: Green Seal GS-37 certified or EPA Safer Choice labeled, fragrance-free
- Disinfectants: EPA-registered, applied in restrooms and to high-touch surfaces only
- Floor care products: Fragrance-free; no petroleum distillates in occupied areas
Ask prospective contractors to supply the product names they use in each category. A contractor who cannot name their products does not have a product program — they are using whatever is available at the supply house.
